Roofing Cost Calculator
Enter your roof size, material, and pitch and you will get a budget range with the breakdown shown. The price bands are reconciled for this area from two different published sources — not a single national average — and nothing here asks for your email.
Estimated range
$11,880 – $24,200
about $540–$1,100 per square, all in
- Material (22 sq)
- $11,000–$22,000
- Tear-off
- $880–$2,200
This is a budgeting estimate, not a quote. It reconciles multiple published data sets for the Issaquah/Eastside King County market — Angi's Issaquah-specific aggregator range, Angi's WA-wide per-square-foot data, and two contractor-published total-job ranges, one Eastside-specific and one WA-wide — which don't fully agree with each other, so treat this as the middle of a real range, not a precise number. Your actual price depends on your roof's specific size, pitch, number of penetrations, material, moss/algae-driven deck damage, and access. A binding number comes from a free on-site inspection.

The range above is a budget. A real number takes a free on-site inspection — we check the deck, count the valleys and penetrations, and confirm the pitch.

The per-square bands reconcile multiple published data sets for this market — an Issaquah-specific aggregator range, Washington-wide per-square-foot data, and two contractor-published total-job ranges (one Eastside-specific, one WA-wide) — which don't fully agree with each other. Asphalt/composition shingle runs $500–$1000 per square, flat/low-slope (TPO/EPDM) $1250–$2700, and metal $1550–$3400. The 2026 roof cost guide shows the full breakdown and why the source types diverge.
What the multipliers do
Pitch adjusts the base band rather than replacing it. A standard 4/12–7/12 roof uses the base labor rate; an 8/12-or-steeper roof adds 25% because it needs roof anchors, harnesses, and slower staging to work safely — and it's often the section where moss takes hold first since it's hardest to inspect from the ground. Tear-off and deck repair are added as separate line items rather than folded into the material price, so you can see exactly what is driving your number.
What it deliberately does not do
It does not ask for your email before showing you a number, and it does not pretend to be a quote.
Questions
About this calculator
How accurate is this roof cost calculator?
It is built from pricing reconciled for the Issaquah/Eastside King County area, so it is a reliable budgeting range rather than a quote. It will get you within the right band for a straightforward job. What it cannot see is your specific roof — deck condition, moss/algae-driven damage, the exact pitch, how many valleys and penetrations you have. Those are what move a job inside its range, and they are what the free on-site inspection is for.
Why does the calculator ask about tear-off separately?
Because it is a real cost most homeowners do not budget for. Tear-off adds $40–$100 per square and covers stripping the old roofing down to the deck, hauling it away, and inspecting what is underneath — often where moss-driven damage first shows up. Some bids leave it off to look cheaper — including it from the start avoids that surprise.
Does the estimate include deck or sheathing repair?
Only if you check that box. Most roofs do not need it, but where moss or age has caused deck damage, it typically runs $75–$150 per sheet. If you are not sure whether your roof needs it, leave that box unchecked — a free inspection will tell you for certain.
